Allthings as a digital planner
Allthings supports customers as a digital planner for smart solutions in building operation and tenant management. Through the early involvement of Allthings, project managers are relieved, responsibilities are clarified, and requirements are defined early on. The choice of scalable, proven digital solutions ensures cost efficiency, risk minimization, and sustainable operation.
Allthings acts as both a technology partner and a partner manager in the project team for the implementation of digital solutions. Benefits:

Customer-specific solution set
Allthings offers a portfolio of proven smart solutions that are available to all customers. Customers can define a preferred set that is used in new buildings and renovations. After a successful initial implementation, new solutions can be reused for other projects.
Requirements for the project manager
For Allthings to take on the role of the digital planner, the project manager must:
- Involve Allthings in the planning from the beginning
- Inform subcontractors about the cooperation with Allthings and establish contact
- Coordinate in time if non-standardized solutions are desired
→ If desired, Allthings provides technical requirements for tenders, checks partner solutions, and helps with budget planning for development costs.
Contract clause for general and total contractors (GC/TC)
To ensure cooperation, the following non-binding proposal can be included as a clause in GC/TC contracts:
§7 Subcontractors
7. The parties designate the company Allthings AG as the digital planner.
Allthings, as a technology partner, assumes the project management for the implementation of digital solutions in the area of building operation and tenant applications within the scope of the project.
7.1 Information obligations of the contractor:
The contractor commits to informing all other subcontractors in good time about the integration and responsibility of Allthings as a technology partner.
The contractor establishes contact between Allthings and other subcontractors. For this purpose, Allthings provides a contact person: ……………………………………
7.2 Implementation of digital solutions
Allthings provides a portfolio of digital solutions from preferred partners.
These can be found in the appendix.
7.3 Use of solutions deviating from the standard portfolio
If solutions from partners that are not part of the portfolio mentioned in the appendix are to be used in the course of the project, this is only possible if the technical requirements for the solutions provided by Allthings are met.
Furthermore, the contractor has the following obligations when using deviating solutions:
