Introduction
GARAIO REM is a leading ERP system for large real estate companies in Switzerland. The Allthings integration with GARAIO REM serves to automate data exchange and reduce manual effort. The data connection between Allthings and GARAIO REM is secure and encrypted.
What data is synchronized?
- Core data & hierarchy: Properties → Buildings → Units
- Ownership and tenancy relationships: Active and future utilisation periods including start and end dates.

Contact data of residents: Name, email address, and phone number of the people linked to the respective tenancy and ownership relationships.
Note on contact data synchronization: Allthings imports the primary email address and phone number exactly as they are defined as standard ("Default") in GARAIO REM. Other numbers stored in the ERP system are added to the profile as additional communication methods without duplicates. Allthings does not apply any prioritization of its own (e.g., mobile number over landline). - Import of property management team members: Name, email address, phone number, as well as their roles and permissions.
Property management team members
In GARAIO REM, the people responsible for a property are organized in "Management Teams". A "Management Team" consists of various Job Roles, such as "Assistant" or "Property Manager". Each Job Role is assigned to exactly one person per building.
If a "Management Team" changes in GARAIO REM, Allthings receives an automated message to update the data. The following steps are executed:
- The team member's account is updated or created.
- The permissions of the team member on the associated properties are deleted or created.
- The responsibilities and roles of the team member on the associated properties are deleted or created.
The mapping between role codes and Job Roles is statically defined for each company. This means the same mapping is used for all team members of a company. Changes to role codes in GARAIO REM can be made at any time.
How often is data synchronized?
Data synchronization is generally unidirectional (from the ERP system to Allthings) and in real time. An exception is the registration codes: These are sent back to GARAIO REM after the successful import of the tenants (also in real time).
When many changes occur simultaneously in the system, they are processed one after the other in a queue. This results in a delay of one minute between each processing step. For example, if the names of 20 buildings change at the same time, it will take a total of 20 minutes until all updates are completely processed.
