Introduction
SKS-Kinkel is a manufacturer of door intercom systems and digital doorbell systems. This partner integration automatically transfers residents' names from Allthings to the doorbell displays at the building entrance.
Move-ins, name changes and move-outs no longer have to be entered manually on the doorbell. Allthings is the leading source: names are only ever sent from Allthings to the doorbell system, never the other way round.
How it works
The integration uses the rental periods that are already maintained in Allthings. As soon as a rental period changes, the doorbell of the corresponding apartment is updated automatically. In addition, a daily check at night compares all entries again and corrects any missed changes. This integration has no menu item of its own in the Resident Portal or in the Cockpit – it works entirely in the background.
Key features:
- Automatic display of tenants' names on the doorbell of their apartment
- Display format: first name on the first line, last name on the second line
- Shared flats: each person gets their own entry, and all names are shown at the same time
- Name changes are applied automatically
- After move-out, the entry is removed after a short grace period (default: 1 day), so there is no gap when tenants change on the same day
- Owners are only shown as long as the apartment is not rented out
- Future tenants appear only when their rental period starts
- Very long names are shortened at a word boundary so that they stay legible on the display
Which data is transferred?
- Allthings reads the units and their rental periods as well as the names of the assigned persons.
- Only the first and last name of residents are sent to the doorbell system.
- No other personal data, such as contact details, is transferred.
Information for residents
Access and use
- Your name appears automatically on the doorbell of your apartment after you move in. You do not have to do or activate anything.
- After you move out, your name is removed automatically after a short time.
- If your name changes in Allthings, the doorbell is updated at the latest during the daily check.
Frequently asked questions
Why doesn't my name appear on the doorbell immediately?
→ Changes are processed automatically but may take a moment. The display at the doorbell is then updated with a short delay.
Why is a name still on the doorbell after a move-out?
→ Entries are only removed after a short grace period following move-out. In rare cases, an entry cannot be deleted immediately. The name is then cleared and the entry is cleaned up automatically later.
How is my name displayed?
→ Your first name appears on the first line, your last name on the second line.
Who do I contact with questions about the doorbell?
→ Please contact your property management.
Information for property management
Setup and activation
- Setup and activation are usually carried out by the Allthings team.
- The prerequisite is networked SKS hardware with an internet connection. Older, non-networked systems cannot be connected.
- Each unit is assigned to the matching entry of the doorbell system together with SKS-Kinkel. Only units with an assignment are synchronized, which lets you control which units are displayed.
- Default entries created when the system was installed (e.g. apartment numbers) can be removed automatically during the initial setup on request. This happens once, before the first name of an apartment is transferred.
Management and control
- You maintain the names exclusively in Allthings. Manual maintenance on the doorbell is not necessary.
- Correct and complete rental periods are the basis: errors in Allthings appear directly on the doorbell.
- The grace period after move-out (default: 1 day) and the early display of future tenants can be adjusted on request.
- Entries that were created manually directly in the SKS system are not changed by the integration. Exception: the default entries during the initial setup, if their removal was agreed.
- If you have questions about assignments or adjustments, or if names are missing, please contact the Allthings support team.
Introducing it to residents
- Inform residents once about the new feature, e.g. via a pinboard post or a notice in the entrance area.
- Point out the benefits: always up-to-date names on the doorbell, no manual notifications for move-ins, move-outs or name changes.
- Sample text: "Starting now, the names on our doorbells are updated automatically – you don't need to do anything."
